RENEWING LICENSEES AND REGISTRANTS:

The on-line system for FY2010 renewals was closed June 30, 2009. If you did not renew before the deadline, you will be required to apply for license REINSTATEMENT utilizing the NMLS System.  This requires the submission of your application through the NMLS system and provision of all supporting documents as required in the checklist. The on-line application form is the one available above for new licensees through NMLS.

Once a reinstatement application is completed and checklist information is submitted, the licensee will be contacted only by e-mail or fax in the event additional information is required. Reinstatement applications requiring additional information cannot be approved until such additional information is received and approved. All fines and fees must be paid before a reinstatement license is issued. 

NEW APPLICANTS:

LICENSES AND REGISTRATIONS: For those entities who would like to apply for a new license or registration in Georgia AFTER January 1, 2009, a description of and the requirements for obtaining a broker's or lender's license and registration can be found on the NMLS website. A checklist for each application is also available for download.  Applications will be submitted through the NMLS system, and Georgia jurisdiction specific information is required to be submitted directly to the Department.  A listing of required supplemental information is contained on the NMLS website in the CHECKLIST which should be available prior to December 31, 2008. 

BRANCHES: Companies who hold active licenses or who are applying for a new license in Georgia as either a broker/processor or lender must apply for any branch locations which are to be operated within the state of Georgia.  Application for or registration of branches not located in Georgia is not required. Applicants for REGISTRATION of their mortgage business do not have to have branches approved.  Please also see the FAQs regarding NET BRANCHING in Georgia, a practice which is generally not allowed.
