IMPORTANT NOTICE-LICENSE & REGISTRATION APPLICATIONS
Applications listed below with a link of NMLS are those that are no longer accepted for submission directly to the Department. Submission of those applications may only be made through the Nationwide Mortgage Licensing System (NMLS), through which the Department will review and approve or deny your Georgia application. Processing of background checks and fingerprint cards must still be submitted through the Department. Instructions and checklists are available through the NMLS website links below. Review of law enforcement agency information may extend processing time to 8 to 10 weeks. Please allow for this processing time when you submit your application through the NMLS.

LICENSE & REGISTRATION REINSTATEMENT APPLICATIONS
Former licensees or registrants wishing to reinstate an expired or withdrawn license or registration will need to first file for a license or registration through the NMLS without using their expired license/registration number. When submitting the checklist of supplemental information to the Department, please include a cover letter indicating the GEORGIA license/registration number and company name you wish to reinstate.

FINGERPRINT PROCESSING **NEW** - "GAPS"
Fingerprint processing is now available statewide through the Georgia Applicant Processing Services (GAPS). License and registration applicants who need to provide the Department with fingerprints for owners, officers and control persons, or for employees who may require the submission of fingerprint cards as a result of incomplete or questionable background check processing may now use the GAPS service. Out-of-state applicants without access to a Georgia GAPS location may still request fingerprint cards for submission directly to the Department. In-State applicants should use a GAPS location if possible. For more information and instructions, click on the GAPS links below. Both GAPS forms are fillable for completion and return to the Department. On-line requests for hardcopy cards will be handled generally on the next business day.

ON-LINE LICENSEE INFORMATION UPDATES AND REPORTING
The following options allow licensees and/or applicants to update their records, request fingerprint cards, or make fee payments on-line. The status of various types of applications may also be checked. Notificants may also update records here. Please click on the options noted below.
NOTE: If you are applying for a NEW branch, or are changing the branch manager along with the change in address for the branch, a separate application for approval must be made for that new branch location and/or new branch manager (see above). Such applications must be made through the Nationwide Mortgage Licensing System (NMLS).

FY2010 RENEWALS
Interim License Period
July 1, 2009 to December 31, 2009
The FY 2010 on-line license renewal application and transition filings will be available beginning January 2, 2009. ALL licensees MUST complete their renewal application through the NMLS System. Click on the link below to read information regarding this transition. Licensees and Registrants will continue to have to complete certain information and filings with the Department. These include:

Payment of $6.50 fees;

Reporting of Continuing Education Credit information by Brokers;

Payment of outstanding fines;

Completing the Annual Report of Mortgage Activity
Link to the Department's website at https://bkgfin.dbf.state.ga.us/MortgageDocs/MortgageRenewal.html to complete THE INFORMATION NOTED ABOVE with the Department before continuing to the NMLS to transition your complete record. This will facilitate completion of your renewal and transition to the new NMLS system.
IMPORTANT NOTE: To login and access the Department's online renewal system, you MUST have Internet Explorer (IE) 6.0 or Netscape Navigator 7.0 or higher. You must also accept the security certificate when you log-in and see the Security Alert. Note that if you are using IE 7 or higher, you may see a security certificate problem message. Please be assured that the security certificate on our website is issued by a valid certificate authority and is secure. You may proceed safely by clicking on "Continue to this website."

*PASSWORDS*: Are provided in your renewal notice for entering DBF information. Contact the Department if you misplace this information. Use this information to pay fines, submit $6.50 fees, and report 2008 mortgage activity.

*INCOMPLETE or "INFORMATION REQUIRED" APPLICATIONS*: Should any additional information be required for any renewal, the licensee will be contacted by e-mail or fax ONLY. Renewals requiring additional information cannot be approved until such information is received and approved. All fines and fees must be paid.

*LATE FILINGS*: If you have attempted access but been unable to utilize this on-line system, please contact the Department for instructions to complete your application. HARD COPY RENEWAL FORMS ARE NOT AVAILABLE ON THE INTERNET. Failure to request assistance in a timely manner will NOT prevent the assessment of the late fee if the deadline has passed.

*BROKERS ONLY - CONTINUING EDUCATION REQUIREMENT* – The continuing education reporting requirement went into effect with the FY2008 licensing period. Brokers must obtain 12 hours of continuing education credit in any renewal year. Hours must be obtained in any year from April 1 to March 31. Credits obtained after March 31 through June 20 of any renewal year result in a $1,000 late fine. If credits are not obtained by June 30 of the current renewal period the license may not be renewed.
The on-line system for FY2010 renewals will be available beginning JANUARY 2, 2009 and will be available through June 30, 2009 **ONLY**. After that date you will be required to apply for license REINSTATEMENT utilizing the NMLS System. Note that the Renewal Late Fee applies to all applications started AFTER April 1. See current fiscal year REINSTATEMENT information below.
LICENSE REINSTATEMENTS - FY2010 Interim Renewals
Failure to have renewed for FY2010 license period (July 1, 2009 to December 31,2009) requires the reinstatement of your license. This requires the submission of your application through the NMLS system and provision of all supporting documents as required in the checklist. The on-line application form is the one available above for new licensees through NMLS.
Once a reinstatement application is completed and checklist information is submitted, the licensee will be contacted only by e-mail or fax in the event additional information is required. Reinstatement applications requiring additional information cannot be approved until such additional information is received and approved. All fines and fees must be paid before a reinstatement license is issued. For full information regarding transition period licensing review the NMLS transition information.
RENEWAL FEES, DUE DATE, & PAYMENT TYPES - FY2010 Interim Renewal Period. Fees include NMLS system processing fee of $100.
