I have a question or complaint about my mortgage company...

The Georgia Department of Banking and Finance is responsible for supervising those who are licensed (or who should be licensed) to do business in the residential mortgage industry in Georgia. Residential mortgage lenders, brokers and mortgage loan originators must apply to the Department and meet certain licensing standards before they may legally offer their services to the public.

Certain types of companies are exempt from the licensing provisions of Georgia law. These exemptions extend to organizations such as banks and credit unions, and to properly licensed finance companies who restrict their lending activities to those covered by the Georgia Industrial Loan Act (GILA).

If you have a complaint about a Georgia licensed or registered residential mortgage broker, lender or processor, the Department suggests that you send a written complaint directly to the company by certified mail.  You can find the licensee ’s complaint contact information from our Mortgage search page.

The Department's expectation is that all Georgia mortgage licensees/registrants under its supervision will make good faith attempts to resolve all issues or complaints directly with consumers within a reasonable period of time. 

While complaint processing times may vary, on average you should receive a written response from the licensee within 30 days of receipt of your complaint. If after the 30 days you have received no response from the company, please contact the Department at (770) 986-1633. Be prepared to provide documentation that the licensee received your complaint (e.g., certified mail receipt).

If your issue is related to a home mortgage or a credit card and you are unable to resolve the issue directly with the company/institution, you should file a complaint with the Consumer Financial Protection Bureau (CFPB).

  • Restricts unfair, deceptive, or abusive acts or practices

  • Enforces laws that outlaw discrimination and other unfair treatment in consumer finance
